Rome's area
Study for the development of an 18th century property developing a surface of 550 m2 on 3 levels
We first assisted in the acquisition of this villa by working on the reunification of two apartments sold separately by two different owners. This initial development will continue with the study and implementation of its restructuring and redevelopment, including: 1/ Renovation of its facades and roof. 2/ Creation of several areas on the 2nd floor for tourist rental (3 suites and 1 bedroom + shared living room, for a total of 200 m2). 3/ Transformation of the 150 m2 garden level, formerly used as an oil mill, into several areas: - summer kitchen - living room, dining room - SPA 4/ Outside: Redevelopment and enhancement of architectural features: old wash-house, well, etc., and creation of a solarium terrace in front of the main facade.

Latium
Preliminary project for the upgrading of an old 19th century farm
Halfway between Rome and Naples, at the foot of the mountains of Abruzzo, this farm is located in an exceptional environment. It is indeed in the heart of a beautiful valley and enjoys a remarkable geographical location. Surrounded by medieval villages, it is only 15 minutes from a town of more than 25,000 inhabitants. In a private estate of 16 hectares, the building also develops an area of about 250 m2. The development of this building will require a complete rehabilitation of its structure and its interior and exterior fittings. Its old-world charm is restored, it will be an exceptional property. Our proposal is to study all the administrative, legal and technical matters that will enable an investor to acquire it and launch a major renovation and upgrading project in complete safety. The ultimate goal will be: - Allow the acquisition and complete renovation of the structure including its interior and exterior fittings; - After the densification research, allow, if possible, the creation of complementary surfaces; - Propose the development of agricultural land with, for example, the creation of an olive grove on several hectares because the region is suitable for this type of exploitation. The budget for the existing building, including the acquisition and the cost of the work, is estimated at 1.2 M€ (excluding fees).
